The discourse of construction practitioners and decision-makers worldwide has begun to appreciate and acknowledge the advantages of sustainable building. Toward this goal, one of the main steps is creating a control mechanism, which provides the context for moving to sustainable buildings by monitoring the environmental, economic and social dimensions of sustainability. The previous research studies indicate the social dimension has received far less attention than the economic and environmental aspects. Therefore, this study aims at developing a social sustainability framework to evaluate building systems.Design/methodology/approachThis research has chosen the Parsons sociological theory as its theoretical framework basis and acquires the research theoretical framework with its modification and completion by grounded theory (GT). In the next step, to realize the GT structure validity and model fitting, the confirmatory factor analysis (CFA) was used and the research hypotheses were tested.FindingsAn integrated social sustainable framework is presented with five subsystems: socio-political, socio-cultural, socio-institutional, socio-economic and socio-environmental. This research addresses the void of a comprehensive social sustainability framework in the construction industry, and the findings can contribute to construction industry practitioners and decision-makers to evaluate building systems socially.Originality/valueThe application of this framework is not limited to the construction industry and building systems. It can deliver a general use for integrating social perspectives into decision-making on various subjects. Localization and specialization of current research's social sustainability components and factors can be a high potential research topic for future studies, in all fields and scopes. This framework can be a significant contribution to the sustainable development goals (SDGs) as a basis for creating comparable models to assess social aspects of buildings, campuses and urban sustainability.

Ancient Chinese architecture is famous for its wooden frame structure and unique position in world architecture history. As numerous types of components and complex combinations exist, the overall structural system and how they are interlocked have always been crucial but challenging parts of the study. Students find it hard to understand and remember the concepts using traditional 2D paper media, making such knowledge unattractive to pass on to the new generation. To overcome the challenges, this research aims to examine the effect of combining Virtual Reality (VR) with digital interaction games in learning structural characteristics (dougong) of ancient Chinese architecture.Design/methodology/approachThis research develops an interactive cognitive system in the VR environment based on constructivist theory to improve the learning approach of ancient Chinese architecture. Applying an experimental procedure, the feedback of an experimental group using the VR cognition system and a control group using traditional learning 2D media are collected to examine the differences in learning effectiveness and user experience.FindingsThis study develops an interactive cognitive system to aid in learning the structural system of ancient Chinese architecture. The results indicate that integrating VR and interactive learning games can increase students' positive attitudes and learning effectiveness towards ancient Chinese architecture.Originality/valueThis study integrates VR technology and interactive games to improve the learning approach. It examines the effect of applying the concept of human–computer interaction in learning ancient Chinese buildings. The concept of designing the interactive cognitive system is expected to guide students gradually to be the main body of learning and stimulate their learning enthusiasm and motivation.
Housing affordability crisis and vulnerable social groups in TurkeyCoskun, Yener

This paper investigates the housing affordability crisis from the perspective of vulnerable social groups (VSG) in Turkey and Turkey's megacities, Istanbul, Ankara, and Izmir, over the period of 2010 and 2019.Design/methodology/approachThe author employ house cost and multiple income variables, involving residual income, to construct socially informative house cost-to-income (HCI) ratios. To measure the country/urban level socio-economic dimensions of the affordability crisis, the author develop 12 main and 76 specific housing affordability criteria.FindingsThe author find that housing is not affordable in Turkey and low/unequal distribution of income is a contributive factor for the affordability crisis of VSG. The evidence suggests that housing unaffordability for VSG is deeply rooted in the socio-economic/demographic disparities that eventually result in income and homeownership inequalities.Social implicationsConstructed HCI ratios provide precise information for the targeted housing affordability policies for the VSG defined by education level, age, location, income distribution, employment status/condition and gender. The author' socially targeted modeling approach briefly suggests that housing affordability policies should focus on low-educated groups, young generations, some elementary occupations, employees in low-income industries, and casual/regular-small firms' employees.Originality/valueThis is the first study that provides nuanced information on housing affordability for Turkey by employing HCI ratios for the targeted VSG. This socially targeted empirical analysis is the first analysis for developing housing markets as well. From the methodological perspective, the author contribute information quality of the housing affordability ratio by using income data of various aggregate-level socio-economic/demographic groups.

Housing transformation is not part of the Ethiopian urban housing policy, but it is a reality for city dwellers. The objective of this study was to find out what, why, and how aided self-help residents transformed their core house in Bahir Dar city. The focus was specifically on the transformations that resulted in changes to the floor area.Design/methodology/approachThe case study research design is ideal for empirically examining socio-physical dynamics. The study employed three aided self-help housing cooperatives as case studies in Bahir Dar city. Information was gathered from cooperative members, committees, relevant government bodies, and the physical environment through field observations, interviews, photographic surveys, and questionnaires.FindingsThe findings showed three types of housing transformations that resulted in a change in floor area and are influenced by the building features of the original core house, motivation, and participation of residents. As a result of the housing transformation, residents became housing producers and suppliers, and their neighbourhood changed into a more socially and functionally diversified settlement.Research limitations/implicationsThe findings of this study have practical implications for policy makers to institute mechanisms that help planners and architects in preparing plots of land for residential use and in designing housing typologies. The findings will have an impact on the housing policy of Ethiopia.Practical implicationsThe findings of this study will impact planners and architects when it comes to preparing plots for residential land use and designing housing typologies. In addition, the finding will have an impact on housing policy of Ethiopia.Originality/valueThe study of the resident’s housing transformation that brought floor area change provides further insights on the consideration of housing transformation as a housing production and supply strategy.
Socio-spatial appropriations in dwellings of Cairo during lockdown: lessons learned for the post-pandemic eraEissa, Doha

The study examines socio-spatial appropriations in dwellings of Cairo, which were undertaken to expand dwellings affordances and accommodate new utilitarian demands during lockdown. The study questions whether those appropriations impacted dwellers' conceptions of dwellers' dwellings and scrutinizes how those appropriations could feedback the design of dwellings post-pandemic.Design/methodology/approachThe research adopted a mixed-method approach and was constructed over two phases as follows: first, in-depth interviews with 20 participants to acquire qualitative data about the adopted appropriation strategies and the subsequent actualized affordances and second, an online quantitative survey answered by 133 respondents to quantify the frequency of the adopted appropriation strategies and test the relationship between appropriations and mental conceptions of dwellings.FindingsThe study identifies five main appropriation strategies undertaken by dwellers and builds upon them to recommend favorable design features of dwellings post-pandemic. Those are: securing unscripted spaces, reviving dormant spaces, space compartmentalization, temporal programing of space and space esthetic personalization. The study also affirms a relationship between undertaking appropriations and improved mental conceptions of dwellings. Finally, the study suggests recommendations for space use optimization which could be deployed in existing dwellings and could ultimately be considered for designing post-pandemic dwellings.Originality/valueThe originality of this study lies in the study's opportune documentation and analysis of such an exceptional condition. Thus far, very few studies have tackled socio-spatial practices in dwellings during lockdown, let alone the impact of the pandemic on the design of future dwellings.

Within a gated community, management of common property presents great challenges. Therefore, the diagnostic social ecological system (SES) framework proposed by Elinor Ostrom providing a holistic understanding of complex collective action problems in terms of management of commons is used to investigate key institutional-social-ecological factors influencing collective action in the context of gated communities.Design/methodology/approachIn this paper, Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) was used to systematically screen and review the relevant literature from 2000 to 2022, where 28 papers were selected for further analysis.FindingsThe study systematically identifies and categorises a series of variables related to self-organizing management in the gated community, and consequently a SES-based gated community management framework is developed. Based on the conceptual framework, the paper discusses logical interrelationships of institutional-social-ecological factors and their impacts on collective action performance of gated communities.Research limitations/implicationsApart from requiring empirical validation, the conceptual SES-based gated community management framework is certainly subject to continuous improvement in terms of refinement and addition of other potential determinants of gated community collective action.Originality/valueNot only the review paper provides updates on the latest gated-community collective action research, it also contributes theoretically by conceptualizing the SES framework and its institutional–social–ecological design principles in gated community management. Studying these factors should also be of practical significance because the findings ultimately offer policy insights and management strategies that help policy-makers, property developers and local communities to govern such neighbourhood common resources efficiently and sustainably.

The adaptation of emerging building designs for single room occupancy in off-campus university student housing during the COVID-19 pandemic is evolving. However, assessing its effects on student satisfaction to compensate for COVID-19-associated impacts is missing. As a result, the study examines the satisfaction of students with emerging building designs in single-room off-campus student housing in Ghana.Design/methodology/approachThe study is quantitatively based on positivist philosophical thinking. A purposive sample of 202 purpose-built student housing facilities was selected across public and private universities in Ghana. Using systematic stratified sampling, the study sampled 1,212 student residents through a survey. A principal component method (PCM) was used to assess the availability of 10 emerging building design and basic building services variables across the study location. Multiple regression was employed to determine the satisfaction and predict potential variables for policy formulation.FindingsThe analysis revealed that private space for social distancing, the availability of hands-free fittings in the toilet and bathroom, and the availability of hands-free fixtures in the kitchen unit was common single-room self-occupancy support systems. However, there is a huge gap in the availability of key emerging building designs and basic building services and their associated effects on students' satisfaction across the study locations. Therefore, relevant proposals to serve as fundamental requirements for developing an off-campus student housing model during pandemics were indicated.Research limitations/implicationsIt is seen that emerging building designs across the housing sector are equally evolving among off-campus student housing. The study helped to understand that student satisfaction with emerging building designs and basic services is a motivational need for students. However, the preparedness of student housing owners to adopt and satisfy the requirements of these design require further studies.Originality/valueWhile COVID-19 and its associated effect keep evolving in building design requirements, it is equally relevant to assess the students' satisfaction with these designs and services among single room occupancy-made off-campus student housing. This research is limited to Africa.

This study aims to explore the housing demand of urban fringe residents in southwest Ankara. Two subquestions were developed: What are the respondents’ perceptions of Ankara city center and which characteristics do they prioritize for living in the urban fringe? Data were collected through a face-to-face household survey, and a hedonic regression model was developed based on responses.Design/methodology/approach Increasing housing demand, lifestyle change and faulty housing policies in Ankara have triggered urban sprawl along fringe areas, which causes several urban problems. Considering that urban sprawl is related to housing demand, it is essential to examine the structure of housing demand and the preference to live near the urban fringe.Findings According to the survey results, security, crime, noise pollution, traffic congestion and parking problems that reduce the welfare of Ankara city center encouraged expansion toward the rural–urban fringe, in addition to low-quality or traditional housing attributes. The urban core became unattractive to the respondents for being insecure, chaotic and down-market. The hedonic model showed that seven variables, all related to housing characteristics, best explain the housing demand in the area. Socioeconomic status and lifestyle were found to be associated with the desire to live on the urban fringe, also indicating the snob effect.Originality/value The authors propose taking domain-specific housing demand patterns in the spatial planning assumptions and housing policies into consideration for a well-governed urban development in Ankara. Making the city center more appealing through rehabilitation should be preferable rather than limiting demand on the urban fringe with a strict intervention in housing supply.

This paper's main objective emphasizes the importance of waterfront design in coastal cities. It reveals that a location is associated with the activities it hosts to become attractive for people or, in other words, to be a destination. In this respect, it proposes students' concept projects for the selected waterfront field study in Istanbul.Design/methodology/approachThis study's conceptual framework is designed according to the qualities compiled from the place-diagram and the power of 10+ (plus) concepts of the PPS (project for public spaces). Accordingly, a fieldwork study based on the qualitative and quantitative research method was conducted as fieldwork in the Istanbul Sarayburnu waterfront, where historical and touristic sight-seeings of the Golden Horn meet with the Bosphorus coastal line. In addition to photo-video recordings, survey questions were also prepared during the field study.FindingsSurvey questions inquiries multi questions searching for the place-diagram qualities provide suggestions of 90 people who responded in situ. Results of the case study highlight six alternative proposal projects for the fieldwork prepared based on the power of 10+ concept by the third grade students of the School of Architecture of Istanbul Sabahattin Zaim University (IZU). Based on the survey questions and literature review findings, 10 sub-spatial qualities of waterfronts were disaggregated at the end of the study.Research limitations/implicationsThe power of 10+ concept in the study provides a gauge for architects and urban planners; it gives them an excellent tool for assessing the quality of public spaces for placemaking in waterfronts.Originality/valuePrevious studies have generally been based on the PPS's place-diagram qualities with little mention of the interaction with the power of 10+ concept in placemaking. The proposed sub-qualities in the paper's conclusion contribute to architects and urban planners considering a model approach derived from those PPS concepts.

This research study aims at revealing a planning method for the development of the Souq Waqif-Transit village.Design/methodology/approachOver the past decade, transit-oriented developments (TODs) have become an international city planning model for promoting sustainable urbanism. On a regional scale, the State of Qatar launched the construction of Doha Metro. The current network consists of three lines with a central interchange station within the city's most vibrant cultural core, i.e., between Msheireb Downtown Doha and Msheireb, near to the Souq Waqif historical site and Al Corniche waterfront promenade. The Qatar National Development Framework emphasizes the importance of stimulating sustainable urban growth by linking the Doha Metro with TODs.FindingsThe findings show that the benefits of a strategy for monitoring and assessing the potential benefits of the investigated TOD linked to the analysis of the indices for (1) travel behavior, (2) built environment diversity and (3) other categories specific to the site's historical-heritage preservation.Research limitations/implicationsNamely, a comprehensive approach for developing a historical site is/should be grounded in a planning method for enhancing the mixed-used urban fabric, public realm and walkability, and heritage preservation.Social implicationsThe insights from this research study aim to guide the long-term sustainable urban growth of Gulf Cooperation Council (GCC) cities in the future.Originality/valueThe proposed sustainable growth planning scheme for the Souq Waqif addresses gaps highlighted through design tools of investigation. The missing attributes concern three key factors: (1) mixed-used urban fabric, (2) public realm and walkability and (3) built heritage preservation. The quality of streetscape, corridors, connections and connectivity of pedestrian and walkable network: TOD is not dependent on a singular mode of transport (Doha Metro), but it includes all systems that allow for mass public mobility within the city districts. Integrating other transport systems within mixed-use areas should be reevaluated based on accessibility to such systems, including taxi services, public bus services and public shuttles.
